Ranches, split-levels, and Perimeter condominiums.
Sandy Springs is mid-renovation housing: 1960s and 1970s ranches and split-levels, older streets toward the river, and condominiums near Perimeter Center. JRF takes qualifying projects and, in a condo, needs the building's rules before material is ordered.
Older houses in the middle of being redone
A Sandy Springs project is often a bath and a hall floor that have to meet, inside a house that was not built with today's tile sizes in mind.
The lower room and the condo slab
Sandy Springs humidity shows up in the split-level step-down and in concrete that never had a crawl space at all.
The same trades, planned for this housing.
Hardwood, tile, carpet, luxury vinyl, laminate, and kitchen and bathroom remodeling are available on qualifying Sandy Springs projects. The address still has to be confirmed.
Sandy Springs project questions
Say whether it is a house or a Perimeter condo. The access rules change the schedule.
Can you remodel a ranch bath and the hallway floor together?+
Yes. The bath is waterproofed and tiled as its own assembly, and the hall floor is planned so the doorway transition is finished with both heights known.
What do you need for a condo?+
The building's rules on hours, elevators, and protection, plus the address. We plan deliveries around those rules before the tile or the plank is ordered.
The lower level of our split-level feels damp. Can it still be hardwood?+
Only if that room is actually dry enough for the product. A cooler step-down is the first place cupping shows. Luxury vinyl or tile is often the better floor there, with wood reserved for the drier upper rooms.
Tell us if the building has work-hour rules.
A ranch can start with photos of the bath. A condo should start with the building's access notes too.
Completed projects include a 1-year warranty that starts at project completion.
