Roswell, Georgia

Old floors, newer wings, and the step between them.

Roswell mixes mill-village houses, cottages off Canton Street, and the subdivisions that came later. The recurring flooring problem is an addition that does not sit at the same height or over the same kind of foundation. JRF confirms each Roswell address before taking the work.

Housing

Houses that were built in pieces

A floor plan that grew over decades needs the joints between those decades designed, not ignored.

Mill village and older cottagesSmaller houses, often with heart pine or oak that has already been sanded. The boards can be worth saving. They can also be too thin, and the only way to know is to measure.
Enclosed porches and additionsA later room, a closed-in porch, or a kitchen pushed out the back often sits a step off the original floor, sometimes over a different crawl. That joint is where floors fail and where a sloppy reducer shows.
Later subdivisionsFarther out, the houses look like the rest of north metro: foyer hardwood, bedroom carpet, baths that were tiled once and are ready to be done properly.
Humidity

One house, two moisture stories

Roswell humidity is the regional kind. The trouble is a house that meets it with two foundations.

The original crawlOlder Roswell houses often sit over a crawl that was vented and later cluttered or partly sealed. Summer moisture under the original rooms will cup those floors first.
The additionThe new wing may be on a slab or over a different crawl. It will not move with the front of the house. A transition can hide a height change. It cannot hide a wet foundation on one side.
Sheen is the smaller issuePeople ask about matte versus satin while one side of the house is damp. Humidity control and a dry subfloor matter more than the finish name.
Services

The same trades, planned for this housing.

Roswell project questions

Photos of the doorway between the old room and the addition are unusually useful here.

Can you make an addition floor match the original pine?+

We can get closer in species and color, and we can make the height change look intended. Heart pine that has aged for a century will not be identical to a new board. You should see a sample in the room before anything is cut.

Is a full sand the right move on a mill cottage?+

Only if the floor is thick enough and dry. Some of these floors have already been sanded down. A recoat or a few replaced boards is sometimes the scope that preserves what is left.

Do you work on both sides of Roswell, historic and subdivision?+

Qualifying projects in both, confirmed by address. The historic houses take more time on transitions and thickness. The subdivision houses take more time on builder floors and baths.

That joint is usually the project, even when the request starts as a new floor.

Completed projects include a 1-year warranty that starts at project completion.
